The Broken Model of Rent-to-Own
Let’s talk about Rent-to-Own. Historically, the concept has had a bit of a bad reputation. In fact, Michael Ruge calls it “predatory.” The stats are shocking: usually, only 27% of people actually complete a rent-to-own agreement. Why? Because the system asks people who can’t afford a deposit to suddenly pay above-market rent plus a savings premium. It just doesn’t work.
But Michael has looked at this broken model and decided to flip it entirely on its head. He is introducing a Rent-to-Own model that is so unique, even his lawyers tilt their heads like confused puppies when he explains it. That is how you know it’s innovative.
Zero Deposit, Zero Increase
Here is the magic formula that Michael Ruge is bringing to Southern Vancouver Island. Imagine an apartment that rents for $1,500 a month. In Michael’s Rent-to-Own plan, you still pay $1,500 a month. No premium. No extra $200 hidden fee. Just the regular rent.
But here is the kicker: There is zero deposit required. Zero. And after 20 years, that apartment is yours.
How does he do it without losing money? He combines this model with cheap CHC financing (as low as 2.5% over 50 years). Sure, he makes less profit than if he sold the units tomorrow. But in exchange, he gets 20 years of reliable cash flow and incredibly motivated tenants. Because when a tenant knows that they will own the unit in 20 years, they treat it like their own home—because it will be. For young Canadians who have given up hope, this Rent-to-Own model is a lighthouse in the storm.
